Baseline Road to See New Shopping and Dining Destinations

Construction on the southeast corner of Baseline Road and 24th Street is in its final stages as workers finish up what will soon serve as home to The Marketplace at South Mountain.

 

Confirmed tenants include Wal-Mart Neighborhood Market, PETsMART, Ruby Tuesday, Chipotle, Quiznos, Jamba Juice, Sundance Studios and Asia Pacific Buffet.

 

According to Kyle Scott, a spokesperson for Triyar, developer for the 21-acre project, the center’s opening is still at least 60 days away.

 

“Wal-Mart has a strange opening timeline that is determined in corporate-determined windows, so they might not open their doors until July,” he said. “Most of the other tenants will be ready about that time as well.”

 

Scott also said construction on the Danny’s Family Car Wash on the west side of 24th Street isn’t likely to begin until late this summer. In addition, the 24 Hour Fitness originally planned next to the car wash is on hold, but talks are ongoing with another national fitness chain interested in the location.

 

Already under construction on the northwest corner of Baseline Road and 35th Avenue, Laveen Village Center is set to open in October. The center could be completed sooner, however, as construction is ahead of schedule, said Jeffrey Garza Walker, director of new business development for P.C. & Development.

 

Confirmed tenants for the 118,745-square-foot commercial center include Hacienda Mercado, Fitness One, Ageez Barber School and Lee Nails. In addition, Garza Walker is in final negotiations with Dunkin’ Donuts and Goodwill. Both companies are interested in placing their newest concept stores on the site.

 

Garza Walker described the Goodwill concept as similar to Ross Dress for Less.

 

“Although we’re excited to bring new growth to Laveen, we’re very cognizant of making sure it involves attracting the type of tenants the area needs,” he added.

 

Renovations to the existing Circle K on the corner are planned as part of the development. Also, to help minimize pedestrian traffic problems from the park across the street, a stoplight is being installed on the southwest corner of the Laveen Village Center property, across from the Cesar Chavez Library.

 

P.C. & Development’s commercial project on the south side of Baseline Road at 32nd Street will likely break ground at the end of this month. Confirmed tenants include Sliders Sports Bar & Grill, a nail salon and a 2,000-square-foot independent coffee shop.

 

In Laveen, construction on Safeway recently started at the southeast corner of Baseline Road and 51st Avenue. Attempts to contact the grocer’s representatives were unsuccessful.

 

On the other side of 51st Avenue, Michael Moreines, a spokesperson for Terrazona, developer for the Walgreen’s-anchored Estrella Mountain Village, said numerous leases are pending.

 

“An announcement is coming very soon on multiple tenants for that site,” he added.

 

About a mile west, Kitchell Corp. remains quiet on its 100-acre Laveen Park Place project, a commercial center on the south side of Baseline Road at 59th Avenue. A movie theater is one of numerous possible tenants that include two anchor retailers, 10 major stores, 17 commercial pads and many smaller shop locations.

 

Target is the proposed anchor for Laveen Spectrum, a 500,000-square-foot retail center on the northwest corner of Baseline Road and 59th Avenue. The latest project information is available at www.laveenspectrum.com.
